Jump into a great apartment and inherit a lease that has been rent stabilized for 24 years!

About the apartment:
275 square feet, separate kitchen area and living areas, bright and sunny mornings with two big windows and a skylight in the bathroom. (I used to have big fern hanging over the shower.) It's a charming and unusual layout. It's the top floor and faces the back of the building so it's very quiet. Great heat and AC that you control. Wood parquet floors with some nice border detailing. Great closet.

The location:
58th Street between 2nd and 3rd Avenues. On the dividing line between East Midtown and the Upper East Side, this residential tree-lined block is also known as Decorators Way, due to the many design showrooms and antique. Great restaurants and shopping, supermarkets, movies and even a Home Depot and Bed, Bath and Beyond all within 3 blocks. Transportation: Subways 4,5,6,N,R,W,E,V,F are all within 2 to 5 blocks - it feels like the transportation hub of New York!

The imperfections:
Fifth floor walk-up…seems outrageous at first, but honestly, I don't even think about it anymore. Also, the floor slants and there is no oven. It's a quirky NYC studio with character to spare. I've been super happy here and everyone that visits is envious. Depending on your priorities, this could be a homerun.

The sublet deal:
I'm moving to Northampton and intend to buy. I can legally sublet this apartment for 2-years. The rent is $958 but the realty office will charge a subletter an extra 10% ($1,053.) As soon as I buy a house or at the end of the 2 years, you have first dibs at taking over the lease without moving out. The realtor can only bump the rent a few more percentage points and you'll be sitting pretty with bragging rights for years to come!You will have to fill out some paperwork with the realty office including a credit check, but it's not a big deal.

I'm moving November 1, so the clock is ticking. I'd prefer to do this officially, but may consider a more informal arrangement.
